Welcome to Cheruthodath Apartments. These Terms & Conditions ("Terms") govern your use of our website and services, including all bookings made for accommodation at our property located in Nettoor, Kerala, 682040. By accessing or using our services, you agree to be bound by these Terms.

1. Acceptance of Terms

By accessing and using our booking platform, you acknowledge that you have read, understood, and agree to be bound by these Terms, along with our Privacy Policy and Refund/Cancellation Policy. If you do not agree with any part of these Terms, you must not use our services.

2. Services Offered

Cheruthodath Apartments provides fully furnished accommodation services, including:

• 2 Bedrooms with Air Conditioning & Attached Bathrooms (Hot & Cold Water)
• Fully Functional Kitchen with Cookware, Utensils, Gas & Refrigerator
• Washing Machine
• 32" HD TV with Amazon Prime & Jio Hotstar
• Private Car Parking
• Wi-Fi and dedicated workspace (as per Airbnb listing)

Our services are primarily for short to long-term stays.

3. Booking and Payment

• Booking Confirmation: All bookings are subject to availability and confirmation. A booking is confirmed only when you receive a confirmation email from us after successful payment.
• Pricing: All prices are quoted in Indian Rupees (₹) unless otherwise specified. The total amount payable for your stay will be clearly displayed before you confirm your booking.
• Payment Gateway: Payments are processed securely through Razorpay. By proceeding with payment, you agree to Razorpay's terms and conditions. We do not store your full payment card details.
• International Payments: We accept international payments via Razorpay. Currency conversion will be handled by your bank or payment provider at their prevailing exchange rates.
• Accuracy of Information: You are responsible for ensuring that all information provided during the booking process (dates, guest count, contact details) is accurate and complete.

4. Guest Responsibilities & House Rules

By booking with Cheruthodath Apartments, you agree to abide by the following house rules:

• No smoking inside the apartment.
• No pets allowed.
• No parties or loud music that may disturb other residents.
• Visitors are not allowed unless explicitly approved by Cheruthodath Apartments in advance.
• Guests are responsible for any damage caused to the property or its contents during their stay, beyond normal wear and tear.
• Guests must maintain cleanliness and hygiene within the apartment.
• Adhere to check-in and check-out times as specified in your booking confirmation.
• Guests must respect the peace and privacy of neighbors.

Failure to comply with these rules may result in immediate termination of your stay without refund and/or charges for damages.

5. Cancellation and Refunds

Our Refund/Cancellation Policy is detailed in a separate document. By booking, you agree to its terms.

6. Disclaimer of Warranties

Cheruthodath Apartments provides its services "as is" and "as available" without any warranties of any kind, either express or implied, including but not limited to, implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not guarantee that our website or services will be uninterrupted, error-free, or secure.

7. Limitation of Liability

To the fullest extent permitted by law, Cheruthodath Apartments shall not be liable for any direct, indirect, incidental, special, consequential, or exemplary damages, including but not limited to, damages for loss of profits, goodwill, use, data, or other intangible losses, resulting from:

• The use or inability to use our services.
• The cost of procurement of substitute goods and services resulting from any goods, data, information, or services purchased or obtained or messages received or transactions entered into through or from our services.
• Unauthorized access to or alteration of your transmissions or data.
• Statements or conduct of any third party on our services.
• Any other matter relating to our services.

8. Indemnification

You agree to indemnify and hold harmless Cheruthodath Apartments, its owners, employees, and agents from any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with your access to or use of the services or your violation of these Terms.

9. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of India, without regard to its conflict of law principles. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts located in Ernakulam, Kerala, India.

10. Changes to Terms

We reserve the right to modify these Terms at any time. Any changes will be effective immediately upon posting on our website. Your continued use of our services after any such changes constitutes your acceptance of the new Terms.
